Low Income Tax Credit

According to an article entitled “Low-Income Housing Tax Credit: What Is It and How to Pass Inspections?” posted July 2, 2012, one of the fastest growing segments of the rental housing market is low-income, affordable housing. Since the Tax Reform Act of 1986, there have been government-sponsored tax incentives that utilize private equity in the development of low-income rental housing designed for those Americans who qualify as “low income.”

As of 2011, the federal governments defined levels as “low income” for one person, three person and six person households are $10,890, $18,530 and $29,990, respectively. The Low-Income Housing Tax Credit (LIHTC) is a dollar-for-dollar tax credit available in the U.S. for affordable housing investments.

Pending Home Sales Fall in June Due to 'Fewer Listings'

According to CBNC home buyers have signed fewer contracts to buy existing homes in June despite renewed optimism in the overall housing recovery. According to this article, investors who have been rushing to buy distressed properties, by taking advantage of the hot real estate market, are finding this inventory is extremely declining in especially some of the hardest hit markets like Phoenix and areas of California.

According to NAR’s Chief Economist Lawrence Yun, “Any bank-owned properties that have been held back in markets with inventory shortages should be released expeditiously to help meet market demand. Housing starts will likely need to double over the next two years to satisfy the pent-up demand for both rentals and ownership.”
