Colorado Dealing with Tenants Growing Medicinal Marijuana
The State of Colorado currently allows for the possession of a limited quantity of useable marijuana and marijuana plants for medicinal purposes. Many commercial property managers currently lease space to medicinal marijuana dispensaries, and now some residential property managers have encountered individual tenants growing marijuana in their rental properties. Property managers have concerns about the negative affects a property may experience due to the growth and smoking of marijuana. It was originally believed that a crime free lease addendum would prevail over state law, but there now appears to be some disagreement on the legality of that argument. Colorado Considers Rent Control Legislation
The Colorado General Assembly is currently considering legislation that would modify a decades-old prohibition on rent control so that municipalities and counties are able to negotiate and enter into agreements with developers, requiring them to develop based on the wishes of local government.

Arizona Inspection Program
In Mesa, the City is proposing an inspection program that “ gives city inspectors authority to enter rental properties they believe are falling apart, unsanitary or unsafe in any other way with the permission of the tenant, owner or court.”
