We have an immediate opening  for an energetic, positive, team player to join our Renters Warehouse Team as a Lease Renewals, Modifications  and Onboarding Coordinator. Apply now so we’re ready for Spring Leasing Season! The successful applicant must be a detail oriented, independent problem solver that rises to challenges and sees problems as opportunities.  

 

Must have: strong computer skills, punctuality, ability to thrive in deadline oriented culture, ability to quickly learn web-based programs and software. Must be able to manage timelines and deadlines effectively. Must be dependable and customer service oriented.

 

Main responsibilities of this job include:

  • Lease Modifications:
    • Manage Lease renewals process and fulfill renewal instructions from Owners and Tenants.
    • Process any requests for modifications to Leases and, if approved, complete necessary tasks to implement changes in Lease and in online management  system.
    • Initiate Move Out process when we receive notice that a Tenant is moving out.
  • Onboarding:
    • Review information packets from Leasing Agents for accuracy and completion.
    • Set up Owners, Properties & Tenants in our online management system and any other necessary systems.
    • Archive inspection reports.
  • Maintenance:
    • Accurately enter invoices into our management system for payment.
    • Add Owner maintenance instructions into applicable systems.
  • Other:
    • Apply credits / charges as necessary to Tenants.
    • Review Insurance documentation to ensure all requirements satisfied. Work with Tenants to complete documents if needed.

Requirements:

What this job takes to be successful is (traits/characteristics):

  • Dependable Internet access.
  • High proficiency in computer skills. Ability to adapt quickly to new programs.
  • High proficiency in Google Suite (Gmail, Docs, Sheets). Working efficiency in other Google Suite apps (such as Forms) is appreciated, but not required.
  • Excellent verbal and written English; Spanish is a plus.
  • Accountability is non-negotiable.
  • Strong work ethic and ability to meet deadlines (majority of deadlines are cyclical; repeating each month)
  • Willingness to obtain Real Estate Sales License
  • Understanding timeline of a rent cycle and how each responsibility of this job falls into the rent cycle. Ex: rent increases and when they should be implemented in order to be effective on the correct rent cycle. **This will be part of training.**
