Maintenance Director — Property Management (700 Door Portfolio) Prosper Real Estate | Wisconsin Regional Portfolio | Full-Time, In-Person | $27–$30/hr

Prosper Real Estate manages 700+ residential doors across Wisconsin, and we’re looking for a Maintenance Director to take full ownership of maintenance operations across the portfolio. This is a leadership role for someone who wants to stay hands-on — you’ll spend roughly 80% of your time in the field working alongside your team, and about 20% on estimates, vendor coordination, and reporting to the General Manager.

What you’ll own:

• Direct scheduling and dispatch for field technicians and maintenance staff, using tools like Jobber and QuickBooks Time
• Lead unit turnover workflows to hit fast turnaround times and support occupancy goals
• Build accurate repair estimates and run quality-control inspections on completed work
• Source and negotiate with subcontractors (HVAC, electrical, plumbing) and consult with property owners on repair scope and pricing
• Keep the portfolio compliant with local building codes, state safety regs, and OSHA standards
• Coach and develop field crews on safety, efficiency, and quality

What you bring:

• 5+ years of supervisory experience in property management maintenance, residential repair, or building operations
• Broad hands-on skill across plumbing, electrical, drywall, carpentry, and HVAC triage
• Comfort with mobile tools, spreadsheets, and PM/scheduling software (Jobber, QuickBooks Time, AppFolio a plus)
• Strong vendor negotiation, team leadership, and customer service instincts
• Valid driver’s license, clean insurable record

Position Requirements & Qualifications

• Experience: 5+ years of supervisory experience in property management maintenance, residential repair, or building operations.
• Technical Skills: Broad practical maintenance knowledge including plumbing, electrical, drywall, carpentry, and HVAC triage.
• Software Proficiency: High comfort level using mobile technology, spreadsheets, and property management or scheduling tools such as Jobber, QuickBooks Time, and AppFolio.
• Leadership & Communication: Strong organization, team leadership, vendor negotiation, and customer service skills.
• Licensing & Travel: Valid driver’s license with a clean, insurable driving record.
