Description:

We are a boutique, multi-discipline firm specializing in real estate property management and property maintenance located in the heart of charming Downtown Danville. We are seeking an experienced full-time Maintenance Supervisor responsible for the day-to-day maintenance and unit turnover of a portfolio of properties (houses, condos, apartments, commercial) with exceptional organizational skills and attention to detail.

RESPONSIBILITIES:
– Repairing and maintaining all plumbing, electrical, appliance, carpentry, and painting
– Estimating all jobs (unit rehab/turnover, plumbing, electrical, flooring, carpentry, cabinets and painting
– Inspecting all areas for cleanliness and safety and helping to maintain great curb appeal
– Handling all property maintenance emergencies
– Responsible for stock and inventory control
– Maintain accurate records regarding preventative maintenance, work orders, turnovers, annual inspections, asset inventories, and purchase orders
– Maintain a clean work environment and maintain all tools and equipment
– Available to work flexible hours including on call after hours and weekends, as needed
– Represent the company in a professional manner at all the times
– Drywall: hanging sheetrock, taping, mudding and texturing with the repair work blending to properly match the unrepaired areas.
– Painting: painting, staining and finishing as well as properly preparing area prior to paint.
– Stucco/Siding: repairing and new stucco (scratch, brown, finish), texturing to blend/match the unrepaired areas.
– Plumbing: repair or replace kitchen and bath fixtures, garbage disposals, toilets, sinks, bathtubs, showers, water heaters, ABS, PVC, copper; – Electrical: troubleshooting electrical issues for 120/240; install/replace breakers, fuses, switches, outlets, GFCI, light fixtures; run new circuits for lights, outlets and appliances; 3 and 4-way circuits; calculate electrical loads; understand wire size and breaker loads
– Appliances: repair and installation of range/stove, dishwasher, microwave, refrigerator, washer/dryer
– HVAC: repair and installation of A/C and heater systems; troubleshoot, repair, replace and install from scratch wall/window A/C units; troubleshoot, repair, replace wall heaters; troubleshoot, repair, replace thermostats; repair and install ducting
– Roofing/Gutters: repair and replace roof systems; install and repair asphalt shingles, flat roofs; repair roof deck, rafters, eves and fascia; install roof jacks; repair and install gutters and downspouts
– Cabinets: repair or install cabinets, rebuild cabinet boxes
– Windows/Doors: replace broken glass; repair screens; install interior/exterior doors, window and patio sliders
– Finishing/Trim: repair/install baseboard, crown molding and window and door casing

Requirements:

QUALIFICATIONS:
– English language proficiency (read, speak and write)
– Handling all property maintenance emergencies
– Driver’s License with good DMV record
– Reliable means of transportation to and from work
– Pass criminal background check and drug test.
– Exceptional pride in the quality of their work

– Exceptional organizational and project management skills
– Exceptional problem solving and troubleshooting skills.
– Ability to prioritize tasks, manage deadlines, and work independently

– Computer/technology proficiency

EDUCATION and/or EXPERIENCE:
– High school diploma or equivalent
– Journeyman painter/finisher preferred
– EPA-RRP Certification (EPA Certified Renovator) preferred
– Mold Remediation Training preferred
– Minimum of five (5) years full-time maintenance work experience (Carpentry, Plumbing, Electrical, Painting, Tile/Granite, Cleaning, HVAC, Appliance Repairs)

Compensation:

Due on experience.
