Description:

The Annual Rental Property Manager conducts the day-to-day operation of our annual single-family property management company.  They market our services to the Coastal Carolina Real Estate Industry, the communities of The Market Common, Carolina Forest, Murrells Inlet and a 10-mile radius of Myrtle Beach.  The PM markets properties through the CCAR Multiple Listing Service, the App Folio Management System, direct mailing and real estate agent engagement.  They are responsible for maintaining client relationships with the properties we currently manage as well as prospecting for new annual rentals for us to manage.  They qualify all prospective tenants and orchestrate qualified showings of managed properties either themselves or with the aid of our Assistant Property Manager.

They are responsible to maintain all relevant codes and lawful standards of practice in all aspects of conducting our property management efforts.

They are an integral part of our dynamic and growing company culture.

They must be mature, and able to work with people to maintain our objectives of mutual respect and responsiveness to all clients, customers and fellow employees.

They will presently manage one employee as their support staff as well as collaborate with our marketing department in social, print and e marketing efforts.

Requirements:

Oversee, maintain, and inspect all designated properties.

Coordinate ongoing maintenance and inspections to comply with company policies.

Select tenants through online applications and background checks.

Oversight of turnover maintenance of vacant properties.

Authorize payment of invoices, owner disbursement, etc.

Supervise an assistant to assist in day to day operations.

Address tenant complaints, violations, and problems.

Onboard new properties and owners.

Prepare and maintain all correspondence with property owners.

Establish and maintain relationships with tenants through your assistant.

Customer service experience, required.

Other duties as assigned by Supervisor.

Qualifications

South Carolina Property Manager’s License and/or Real Estate License

High School Diploma

Driver’s License

5-years Minimum Professional Residential Property Management

Highly proficient in Computer skills through use of Microsoft Office

Other programs used include: Appfolio, DotLoop

Strong interpersonal skills

Proven ability to comply with operational policies and procedures, codes, and regulations

Must be able to read, write, and speak fluent English

Exceptional organizational, problem-solving, and interpersonal skills

Strong familiarity and working knowledge of affordable housing laws and anti-discrimination legislation

Compensation:

Salaried position, starting at $50,000 to $60,000 (depending on experience)
