The successful candidate will be reliable; self-motivated, do what it takes to meet deadlines and have the ability to work cooperatively with a dedicated, fun and highly focused staff. You’ll provide top-notch service and communicate professionally with clients, tenants, agents, and vendors. Multi-tasking, time management skills, and professional appearance are essential. Must be computer savvy, proficient with web and computer-based programs.

DUTIES AND RESPONSIBILITIES (may include but not limited to)

Essential Duties and Responsibilities:

– Reviews and approves applications for the leasing of your properties.

– Develop and maintain resident relations through prompt maintenance, prompt communication requests by residents and knowledge of each owner’s property.

– Arrange for alterations to, maintenance of, upkeep, or reconditioning of property as needed.

– Enter and maintain accurate information into property management program as needed.

– Responsible for being knowledgeable of and for adhering to all Federal, State, and Local Fair Housing Laws.

– Auditing owner monthly financial statements and reports on the status of properties such as occupancy rates and dates of expiration of leases.

– Perform eviction of residents in compliance with State, Local and company policies (very few, 2 last year).

– Visit the properties in your portfolio.

– Assign needed and requested maintenance work for each property, review and codes invoices.  Responsible for 

– Process security deposit refunds for previous residents within required timelines of property code.

– Perform lease rate market analysis and set lease rates for a property.

– Work over-time if needed (we try to avoid it!!).

– Participate in continuing education and training as directed by the company

– Answer phones as needed (we all like a real voice don’t we?).

– Participate with the office team in community service events (we believe in giving back!).

– Perform detailed annual surveys of your properties, these are sent to your owners.

– Take after-hour maintenance emergency calls if needed (very few).

– Adhere to company Customer Service Standards

– Ability to solve practical problems and deal with a variety of variables in situations where limited standardization exists.  Ability to interpret instructions furnished in written, oral, or schedule form.

– Must have a sense of humor (PMs understand this)!

Requirements:

Skill and Knowledge Requirements:

  • Minimum 3-4 years’ of verifiable experience with direct involvement in residential property management (single-family homes).
  • Bachelor’s degree (B. A. or B. S.) from four-year college or university preferred.
  • Licensed Texas Real Estate agent (required).
  • Must have reliable transportation with insurance to visit/survey all the properties in your portfolio.
  • The position will have interaction with residents, clients, maintenance staff, and vendors.
  • Know what it takes to maintain a single family home.
  • Intermediate skills in Word, Excel, Adobe, and Google Docs are required.
  • Have smartphone, prefer iPhone (is there another type?).
  • IPad provided.
  • MLS experience a plus
  • Have the ability to be a self-starter and work successfully unsupervised.
  • Knowledge of AppFolio a “huge” plus

  • Salary depending on property management experience, plus bonuses.
