The Sr. Property Manager position is responsible for the management of a portfolio of single & multi-family units and the internal team (POD) as well as direct sales efforts to increase the size of the portfolio. Realty Consultants Property Management manages properties throughout the Triad and Charlotte Metro Areas.

Responsibilities of Sr Property Manager

Property Management
* Develop positive relationships with owners and tenants through excellent and proactive communications
* Management of Assistant Property Manager(s)
* Conflict resolution with tenants and owners including tenant complaints, violations and problems
* Lease negotiations
* Property Management Agreement negotiations
* Triage maintenance calls
* Ensure final resolution of maintenance issues and approval of invoices
* Manage eviction process when necessary

Portfolio Growth / Sales
* Follow up on leads generated by the company
* Identify mid-sized investors with portfolios of 15+ units & develop and maintain relationships with them
* Increase the month-over-month total portfolio size

Requirements:

Qualifications

* Must hold a current NC Real Estate License
* 3+ years of experience in property management
* Experience leading a team
* Exceptional organizational, problem solving and interpersonal skills
* Working knowledge of housing laws and regulations
* Ability to comply with operational policies, procedures, codes and regulations
