Columbia Property Management is a small rental management company located in Washington, DC. We provide white glove care to landlords with quality rental properties (single-family dwellings or apartment buildings up to 4 units). Our specialty is providing highly personal and caring service to our clients. We professionally manage our client’s rental assets to help them create long-term wealth through owning rental real estate.

We are growing and currently seeking a Single Family Property Manager who will manage our clients’ small rental businesses. The volume of work for each client depends on the number of rental units they own and the condition of the property. The incumbent will be a key part of the PM Team to cover all aspects of managing a business including proactive communications and task management.

This position calls for a highly organized individual with superior time management skills. The job requires a basic to moderate understanding of physical structures of residential buildings and mechanical systems as well as maintenance protocols. This role is ideal for someone with some property manager experience who wants to grow their expertise and advance within the company. It requires a unique combination of people skills, undying support for clients and tenants, and extreme attention to details.

The ideal candidate is dynamic, inquisitive, and collegial. We are looking for someone who is energetic with a client-service oriented attitude and the ability to exercise good judgement in order to effectively resolve all rental management issues. This is a full-time, exempt, management position with potential to grow and advance as a property manager.

Essential duties include all aspects of managing client and tenant communications and requests, maintenance and inspections at the properties, working with vendors and internal resources to maintain and repair properties, and marketing and filling vacancies. This role will require rental showings and duties outside of the office; therefore, you must have access to a reliable vehicle to travel locally to multiple sites. Some Saturday and evening work required. Working from home on a regular basis may be arranged with prior approval from management.

Requirements:

Bachelor’s degree from an accredited institution of higher learning

Minimum 2-3 years of experience in management of rental housing, preferably managing single family or small multi-family properties

Excellent time management skills, responsiveness, and able to maintain a positive attitude

Ability to assess and prioritize workload in order to balance competing demands, deadlines, as well as complete day-to-day tasks in a timely fashion

Basic understanding of P&L (income) statements, repair costs and rental accounting.

Knowledge of federal, state, and local fair housing laws and applicable local housing provisions and regulations

Experience with Microsoft Office Suite, property management software, and the ability to quickly learn other software

Ability to interact and work professionally towards conflict resolution with clients, coworkers, and vendors

Exceptional attention to detail and review of work before sending to others

Self-motivated and able to work independently and carry out assignments within parameters of instructions given, and standard accepted practices

Flexible to manage demands outside of traditional business hours

Compensation:

Full-time employees enjoy two weeks paid vacation, 9 paid federal holidays, access to a group health plan with employer contribution, and access to Vision, Dental and AFLAC coverage. A transportation allowance is provided to offset parking expenses and all employees participate in a profit-sharing bonus program.

COVID-19 considerations:
Presently we are working mostly remotely from home. Some training will require office presence.
